Madden Industrial Craftsmen is seeking a Project Manager for a direct hire position with a construction company located in SE Portland. The person in this position provides direction and management to ensure on-schedule completion within or below budget in accordance with contractual obligations for remediation and reconstruction projects. These projects range in size from $500,000 to ten million dollar estimates and typically relate to fixing water intrusion, building aging, on improper construction of condos, apartments, or senior living communities.

PAY: $80,000-$100,000/year

Project Manager Responsibilities:

• Review/ prepare bid packages including estimating, scheduling, subcontractor solicitation, clarifying assumptions and exclusions, insurance & bonds (when applicable), signatures, and marketing content.
• Prepare contracts and negotiate revisions, changes, and additions to contractual agreements with architects, consultants, clients, suppliers, and subcontractors.
• Develop preconstruction action plan, assign responsibilities, and monitor progress.
• Identify and manage the project requirements and monitor for adherence to project specifications.
• Manage the project team to ensure on-schedule completion within budget in accordance with contractual obligations.
• Track and manage scope changes that impact cost and/or schedule with the client and key subcontractors.
• Manage Project Close-out including scope completion, resolution of any outstanding contractual issues, O&M completion and delivery, retention payment and receive a letter of recommendation from our client.
• Maintain strong relationships with clients and architects at all times.
• Network with professional contacts and organizations to create future project opportunities.

Project Manager Qualifications:

• 2-4 years as a construction Project Manager.
• Condominium, Apartment and/or light Commercial construction experience.
• Must possess industry specific knowledge to effectively plan, direct, and manage project objectives.
• Possess related field experience in leadership role; proven ability to perform in lead capacity.
• Familiar with typical software applications utilized in the construction industry for job costing, scheduling, estimating, and online collaboration.
• Excellent written and oral communication skills.
• Familiarity with industry practices and regulations.
• Networking, strong working relationships with clients and architects.
• 2 plus years of construction experience specific to repairing buildings preferred.
• Degree or Certificate in Construction Management preferred.
